Welcome To Peru Client’s Engineer To Visit Dorian Factory And Discuss The Project Details

Project dimension: 64*175*9m with divisions for different function + 12*32*8m cold storage room

Project location: Lima, Peru

Project function: Processing, warehouse and cold storage room

The client is specialises in frozen foods of industry with a branch company in China, and importing and exporting kinds of frozen foods. In order to expand his business, he inquired about a 384m2 small cold rooms and a 11,200m2 of steel structure building to Dorian in October. The small cold room project will be purchased within this year and big project will be ordered next year. In order to discuss the modification details better, and understand the strength and scale of Dorian factory, the client arranged his engineer to came to China.  

The project details:

Dorian team took about three days of time to finish layout drawing and quotation after confirm the project details.

The detailed dimension of big project is 64*175*9m, Dorian engineer designed double span for 64m side, with 32m for each span. The whole building is respectly two phase, The first one will construct one span and then second phase. The 7m columns space for 175m side, 8m for 64m side considering the loading and economical issues. Since client mentioned that he prefer insulation materials, Dorian team suggested adopting rock wool sandwich panels as roof and wall, because he didn’t reveal that this project need cold storage rooms inside and other different division areas, so the whole project was designed based on a regular warehouse.

For the small cold storage project of 12*32*8m, Dorian team designed PIR sandwich panels as roof and wall, the layout drawing was finished only and didn’t calculate price, because client’s engineer would come to discuss the further modification details.

The client’s engineer and staff arrived in the Luoyang city on November 1st, Dorian picked up them in the morning and take them to visit factory directly. Firstly, the project details of 64*175*9m project were been talked, during the process of communication, Dorian team learned that the whole building need to be designed into four areas, respectively reception areas, processing area, warehouse area and cold storage area, but the exact dimensions for each area have to be confirmed with their department after backed to Peru. Except the cold storage area adopt 100mm PIR sandwich panels, other area will use rock wool sandwich panels.

For the small cold storage project, the client also requested second proposal to use metal sheet for the exterior roof and 100mm PIR sandwich panels as interior ceiling and wall for comparing.

The definition and function of Rock wool sandwich panel:

Rock wool board, also known as rock wool insulation and decorative board, is an inorganic fiber board made primarily from basalt through high-temperature melting and processing. It is a new type of insulation, fire-retardant, and sound-absorbing material. The artificial inorganic fibers produced through high-temperature melting and processing give rock wool board the characteristics of being lightweight, having low thermal conductivity, absorbing heat, and being non-combustible.                          

The definition and function of PIR sandwich panel:

Polyisocyanurate (PIR) is used in Sanhemei composite boards. PIR is formed through the trimerization of isocyanurate, introducing a cyclic structure and a high isocyanurate index into the compound, resulting in a dense polyisocyanate. This makes the internal rigid foam more stable and provides high heat resistance and flame retardancy. Experiments have shown that it can withstand temperatures up to 200 degrees Celsius for short periods and up to 160 degrees Celsius for long periods.

PIR foam generally achieves a fire resistance rating of B1, with a water absorption rate of up to 0.9%. Its temperature resistance range is approximately -196℃ to +205℃, all of these performance making PIR composite boards ideal for cold storage applications.

After confirmed all the project details, Dorian team take client to the production workshop, the production process of steel columns and beams, purlines and panels were introduced to the client, because the project is close to the sea and it needs  have anti-corrosion effect, so Dorian recommend two kinds of proposals (epoxy zinc rich paint and hot-dip galvanized) for comparing the cost. Both proposals have corrosion prevention effect, but the performance of hot-dip galvanized will be better and cost will be also higher accordingly .

The client’s engineer was amazed that Dorian factory have so many of production workshops, and the quality of product was also highly praised by client’s engineer, the were pretty satisfied with this visiting.

Dorian team have sent update proposal and quotation to client for his small 12*32*8m project already, and the modification details are waiting for client’s feedback.

On June 18, 2025, three Brazilian customers came to Dorian's factory. Before the visit, they informed in advance of two projects they wanted to discuss: a 27x80x15m warehouse and a 40x34x10m workshop.

 

In addition, the customers told Dorian that their schedule was quite tight and they only had one afternoon to discuss two projects. Therefore, in order to ensure that more details of the plan were confirmed within the limited time, Dorian prepared completed projects drawings and plans  for both projects ahead of time, and went straight to the factory to discuss the project after picking up the customer at the station.

In the factory office, Dorian and the clients held detailed discussions and made design modifications for both projects respectively, as well as negotiated the pricing. During the period, The customer was very satisfied with the design of the 27x80x15m warehouse, and after negotiating the price, they confirmed the order on the spot, and said they would send the contract and make the down payment as soon as they returned to Brazil.

However, for the 40x34x10m workshop project, the customer requested the addition of a mezzanine to serve as an office, and asked us to revise the drawings and sending the design to their architect in Brazil for review.

After the communication, Dorian took the initiative lead the customer to visit the steel structure production line, explained to the customer in detail how steel plates and hot-rolled H-beams are manufactured into prefabricated steel structure components, checked the quality of the finished products, visited the finished products ready for shipment, and increaseed the customer’s confidence.

 

At present, the customer has returned to Brazil, and Dorian has sent the updated plan to the customer, waiting for the customer to the sea freight cost and prepare the contract.

    Finally,Dorian showed completed steel structure components that were prepared for shipment. During this process, we provided a detailed explanation of comprehensive shipping and packaging procedures, the components were carefully loaded onto heavy-duty steel pallets specifically designed for structural steel transportation. For maximum security, each unit was double-strapped with industrial-grade steel belts to prevent any movement during transit. This robust packaging solution serves two key purposes: first, it effectively safeguards the goods against potential transportation damage, and second, it facilitates easier unloading at the destination by maintaining stable and accessible load positioning.

      Introduction


      On 26th May, a delegation of Brazilian clients visited Dorian’s factory to discuss upcoming steel structure projects and inspect the production capabilities. This visit was part of their preparation for several large-scale warehouse projects scheduled to begin upon their return to Brazil.

      Project Discussion


      After taking the clients to Dorian factory, they decided to discuss the project details first. The client’s project include: One warehouse of 5,000 square meters, One warehouse of 10,000 square meters and Five warehouses of 3,000 square meters

      The clients told Dorian the most advanced and urgently required is the 5,000 square meters warehouse, and provided preliminary information on the project dimensions, specific design requirements of the doors and windows,the skylight and the cranes. They expressed a strong interest in receiving preliminary drawings before the end of their visit.

      Factory Tour


      While Dorian’s engineering team worked on drafting the preliminary designs, we led the clients on a comprehensive tour of the factory. This included a walkthrough of the entire prefabricated steel structure production line. During the tour, Dorian demonstrated each stage of production—from raw material handling, cutting, assembling, welding, and prefabrication to surface treatment and packaging.

      The clients were also shown the general layout and capacity of five advanced production lines, further reinforcing Dorian’s production capability and quality assurance measures.

      Technical Presentation


      After lunch, we returned to the office to review the preliminary drawings prepared by the engineering team. The clients were satisfied with the initial designs and provided several modifications, which were noted for revision.

      Project Discussion

        The client from Bulgaria, reached out to Dorian on January 1, 2025. He is in the natural gas industry and needed a warehouse for storage , and the requested dimensions were 12x24x6 meters.

         

        After a thorough discussion with customer, Dorian just spent two days designing the project. 50mm rock wool sandwich panel are used for the wall and roof. Additionally, Dorian incorporated skylights into the roof design to allow natural light into the building. Upon receiving the proposal, the customer expressed great interest and requested to visit factory to see Dorian operations firsthand.

         

        To ensure a smooth visit, Dorian arranged high-speed train tickets for the client and provided transportation to and from the station. During the meeting, the client expressed satisfaction with initial proposal and shared his plan to install solar panels on the roof. This required Dorian to reconsider the structural load capacity, and revised the design within just one day. The customer was highly impressed with responsiveness and efficiency. Following the discussion, the client toured production facilities, where he observed the advanced manufacturing processes . He praised the precision and craftsmanship of products, further solidifying his trust in Dorian.

        The project has now been submitted for approval, and the client also mentioned two additional projects that he will share with Dorian in the near future.

         

        Throughout the discussions, the customer repeatedly praised Dorian’s service and expressed his enjoyment of the visit. Dorian team was equally honored to host him and looks forward to advancing the project to the next stage. Dorian welcome all clients to visit factory and conduct inspections, ensuring transparency and quality at every step.

          In October 2024, the client from Libya visited Dorian Company for the first time. During the visit, he toured factory and observed the production line, gaining a comprehensive understanding of Dorian manufacturing capabilities and excellent product qualitys. Impressed by Dorian operations, he returned in February 2025 to discuss the project detail, demonstrating his trust in Dorian.

           

          The project is an aircraft hangar, designed to accommodate specific aircraft models provided by the client. Given the complexity and high technical requirements of the project, Dorian’s team collaborated with a design institute to develop a solution. The final design features a spherical grid structure measuring 160x75x17.5 meters. Despite the tight deadline, Dorian team completed the design in just four days, a feat that left the client highly satisfied with Dorian efficiency and expertise.

           

          During his two-week stay in Luoyang, the client spent significant time in Dorian office, where discussed the project in detail. He also had other business commitments in different cities, and Dorian’s team ensured seamless transportation throughout his trip. He expressed deep gratitude for Dorian hospitality, noting that he felt treated not just as a client, but as a friend. He even mentioned his intention to visit Dorian a third time, further solidifying Dorian and his strong relationship.

          At present, the client has since returned to Libya to discuss the project’s finer details with his team. He will provide Dorian with a final decision once these discussions are complete.
