Background
The client first partnered with Dorian in 2024, purchasing 20 sets of container houses for on-site worker dormitories. After receiving the units, the client was highly satisfied with the product quality, delivery time, packaging, and overall service. This successful cooperation laid the foundation for the next project.
In 2025, the client planned to construct two 12*40*5.5m steel structure warehouses. After procuring the first unit from a French supplier and comparing design flexibility, total cost and after-sales support, the client reached out to Dorian for the second warehouse, driven by proven reliability and cost-effective customization capabilities.
Design
In June 2025, after confirming all project requirements, Dorian's engineering team began preparing the customized design and quotation.
The warehouse was designed at 12m wide * 40m long * 5.5m high, with a 0.5m-high brick wall at the bottom to block ground moisture, shield the steel structure from corrosion, and improve site enclosure performance.
The roof is designed with a 21.7% slope and 6.82m ridge height, paired with gutters and downspouts on both eaves to efficiently drain snow and rainwater — a critical adaptation to Bulgaria’s cold, snowy winters. Two 4m*4.5m electric rolling doors are positioned on one eave wall for convenient cargo access.
For cold-climate thermal insulation, two panel options were proposed: 100mm rock wool sandwich panels and 50mm PU sandwich panels, both delivering reliable thermal performance. The client ultimately selected 50mm PU sandwich panels for their higher insulation efficiency per unit thickness and lighter structural load. To reduce overall logistics expenses amid high ocean freight rates, the client sourced the panels locally, with Dorian supplying the complete steel structure frame only.

Production
The design was quickly approved, and the order was confirmed soon afterward. In July 2025, following receipt of the deposit, detailed fabrication drawings were prepared immediately and released for production, and free layout drawings for roof and wall panels were provided to support the client’s local installation preparation.
At the same time, Dorian promptly prepared the invitation letter and work visa documents for the installation team, ensuring that the installers could travel to Bulgaria as soon as the project site was ready.
Steel cutting, assembly, welding, prefabrication, surface treatment, and painting were all completed within two weeks.

Package & Delivery
Based on the engineer's loading calculations, the entire steel structure fits into one 40HQ container.
The steel components were securely packed on steel pallets, protecting them during transportation while also making container unloading and on-site handling more convenient. Loading was completed in August 2025.



On-Site Installation
After the project foundation was completed, the client requested professional on-site installation support to accelerate construction. A team of four experienced Dorian installers was dispatched to Bulgaria.
With standardized workflows and technical expertise, the full installation was finished in only one month, helping the client put the warehouse into operation at the earliest possible time.



Upon full completion and final site inspection, the project balance payment was fully settled as per contract terms.
The warehouse was formally handed over and has been fully put into daily storage operation. The client expressed high satisfaction with the steel‑frame quality, on‑site installation workmanship, construction schedule and our whole‑process technical support.
